HOME TOUR 02 Cottage -Core Rustic charm meets refined styling in Studio A.mi’s revamp of Cedar Cottage, where intentional touches create a curated and quietly comforting space.

SITCHU MAGAZINE How do you design a space that evokes a certain mood, encouraging its inhabitants to pause, unwind, and dream? That was the vision entrusted to Anouska Milstein, founder and creative director of Studio A.mi, as she set out to refresh Cedar Cottage, located in the southeastern suburbs of Melbourne, just moments from the bay. Originally a modest dwelling, this twobedroom retreat has become an elegant, light-filled sanctuary that invites rest and creativity through curated, intentional touches. Despite Cedar Cottage’s humble bones, Anouska knew how much potential the property had. “The cottage was built simply, without much consideration for planning,” she explains. “It felt quite boxy, and the finishes, like timber-look vinyl flooring, made it feel unhomely.” The client envisioned a fresh, light, breezy Hamptons-inspired space with a refined yet relaxed aesthetic. Anouska infused this inspiration with classic cottage elements, creating a minimal home that still retained plenty of character. The secret to bringing this vision to life? Choosing just the right mix of materials and textures. “We wanted the space to feel uncluttered, bright, sophisticated, and refined — a perfect backdrop to life,” says Anouska. “Given the small footprint, we used long, uninterrupted lines to elongate spaces, installed new timber flooring, and even added a timber lining board to the ceiling, which was a brilliant idea from the client,” she says. Marble takes centre stage in the kitchen, almost like a piece of art. Teamed with sleek shaker-style cabinetry, it brings just the right depth and drama. Intricate details like sculpted edges, delicate joinery pulls, and soft, flowing window furnishings add to the cottage’s inviting, tactile feel — proof that even the smallest touches can create a sense of luxury. From day one, the client had their heart set on an all-white home, but Anouska knew it needed warmth to truly shine.. “We worked with off-white paints and materials to create a space that felt bright and airy in summer but also nurturing and cosy in winter,” she explains of the versatile palette. While the renovation maintained the home’s footprint, strategic structural changes improved the cottage’s flow and functionality. A dividing wall in the kitchen-dining area was removed, opening the space and creating a seamless, modern layout. A linen cupboard was also demolished to expand the bathroom and replaced with a custom bench-mounted cupboard that now provides clever laundry and linen storage. “The kitchen and bathroom layouts went through several iterations to ensure they were perfectly tailored to the client’s way of living,” Anouska notes. “It was such a collaborative process, and I love how personalised the result feels.” At its core, Cedar Cottage is a celebration for slow, restful days and deep-slumbered nights. “It’s a private safe haven. A place to work, rest, and dream,” Anouska shares. With this ethos in mind, the team ensured ample storage, rotating art displays, soft linen window coverings, and alluring lighting that adapts to different moods. Even the smallest details were designed to inspire moments of pause. “Things like the sculpted bench edges, the joinery pulls, and the decorative lighting pieces; these all add to the experience of the home, encouraging a sense of quiet contemplation in the every day.” The cottage’s exterior also received a few tweaks, like a custom-built storage shed tucked neatly into the carport. The lush garden, lovingly nurtured by the client and their gardener, constantly grows and changes as a natural extension of the home’s peaceful vibe. Like any renovation, there were a few bumps along the way, but overall, Cedar Cottage’s transformation went remarkably smoothly. “The timeline stretched a little, but our builder handled it expertly,” Anouska recalls. Anouska is most proud of the relationships forged during the process. “The trust and collaboration between the client, builder, and our team made this such a dream team.” The result? A home that feels like a “sanctuary” — deeply personal, thoughtfully designed and wholeheartedly lived in. To celebrate the launch of Chatswood Chase’s newly revamped Fresh Food & Dining Precinct, beloved cook and TV personality Justine Schofield shares her fresh take on home cooking. With French roots and MasterChef cred, Justine blends classic technique with relaxed Aussie flair — where simplicity and flavour take centre stage. Justine! Your career has been golden. What have been the main highlights? MasterChef paved the way into a career I never thought I would have. It’s been a dream! For the past 15 years I’ve been lucky enough to host my own TV show, Everyday Gourmet, which has been incredible to be able to teach Australians how to cook my favourite dishes through their TV screens. Similarly, being an author of 5 cookbooks is another huge highlight. You’ve created a recipe using only ingredients from the Chatswood Chase food retailers. Tell us about this dish. I’ve created a cheat’s version of cassoulet, which is a traditional French slow-cooked stew made with white beans, meat, and herbs. There’s something deeply nostalgic about cassoulet because going up with a French mum, as soon as winter was upon us, this is what she would make. It’s a humble dish yet generous and perfect for sharing and mine takes under an hour to create. Do you have any go-to tips for home cooks when shopping for quality produce? My biggest tip is to plan ahead but stay flexible — go in with a rough idea of meals but be ready to swap ingredients 5 Minutes with Justine Schofield ‘MasterChef’ alum and host of ‘Everyday Gourmet’ Yangga Korean Deli A great spot to explore bold, authentic Korean flavours, I love trying something new each time, from spicy stews to savoury pancakes. Justine Schofield’s Chatswood Chase favourites: 1. 3. based on what looks the freshest. The best ingredients are usually seasonal, so if you see an abundance of something at a good price, it’s likely what you should be cooking with. If you had to plan your perfect foodie day at Chatswood Chase, where would you start — and where would you end up? I’d start with a coffee from one of many cafés followed by a delicious panini filled with freshly sliced prosciutto, ricotta and sundried tomatoes at Quattro Deli. Then I’d get started on my food shop. Always beginning at Vic’s and/or Astakos followed by my fruit and vegetable shop at LoSurdo’s. @yanggafoods 2. In a large oven-safe pan or dish, heat a little oil over medium-low heat and seal off the chicken. Once browned, add the sausages and seal them off as well. Remove both from the pan and set aside on a plate. Drain off some of the fat, leaving about a tablespoon in the pan. Sauté the speck, carrot, onion, and garlic for 3–4 minutes, then stir in the tomato paste. Cook briefly to coat all the vegetables in the paste, then deglaze the pan with white wine. Add the stock, beans, and bouquet garni. Bring everything to the boil, then return the chicken and sausages to the pot, nestling them into the mixture. Transfer the pan to the oven and roast for 45 minutes. While the cassoulet is cooking, prepare the topping. Melt the butter with a splash of oil in a pan, then add the breadcrumbs. Toss to coat evenly in the butter and cook — tossing regularly — until golden and crispy. Add the garlic and parsley and toss through to distribute evenly. To serve, portion the cassoulet into bowls and top with a generous spoonful of the crispy garlicky breadcrumbs. 11 Property might be one of life’s biggest investments — but the price tag on a house is rarely the full picture. From stamp duty and styling to legal fees and loan costs, it pays to know what’s ahead. The Hidden Costs of Buying and Selling Property SITCHU MAGAZINE For Buyers Understanding the Real Cost of Purchasing Property You’ve done the hard work. Saved your deposit, secured preapproval, and found the perfect place. Before you finalise your offer, here are a few additional costs to keep in mind: Stamp duty A major upfront cost that varies by state and property value. Most banks offer online calculators to help estimate this amount. Building & pest inspections While optional, these inspections provide valuable peace of mind and can help avoid costly surprises down the track. Legal & conveyancing fees Engaging a legal professional is essential for a smooth transaction. They’ll review the contract, manage the title transfer and flag any potential issues. Bank fees & lender’s mortgage insurance (LMI) Your loan may include valuation and application fees. If your deposit is under 20%, LMI may apply, it protects the lender but is paid by the borrower. Council & utility adjustments At settlement, you may need to reimburse the seller for prepaid council rates or utilities. It’s a small detail that can often be missed. For Sellers Costs To Consider When Preparing Your Home for Sale Even with a strong sale price, it’s important to factor in selling expenses so there are no surprises come settlement. Here’s what to expect: Agent commission & marketing A good agent is worth the investment. Clarify what’s included in their fee, and understand the cost of marketing, such as professional photography, premium listings, and digital promotion. Styling & presentation Creating a strong first impression can add value. Whether it’s fresh paint or professional staging, these enhancements are often well worth the spend. Legal & conveyancing fees Just like buyers, sellers require a legal expert to handle documentation and disclosures. Transparency around fees is key. Mortgage exit fees or break costs If you’re repaying a fixed-term loan early, check whether any exit fees apply. Capital Gains Tax (CGT) If the property isn’t your principal place of residence, CGT may be payable. It’s best to speak with your accountant early in the process. Looking for more tips for your property, or thinking about buying or selling your home? Visit belleproperty.com/sell How To Stay One Step Ahead While these costs are part of the journey, being informed helps you plan strategically and maximise your outcome. Ask for clarity: Explore multiple quotes and services to find the right fit for your goals. Build in a buffer: Set aside an additional 5% of your property budget to cover unexpected expenses, just in case. At Belle Property, we’re here to guide you through every step with clarity and confidence.
