HOME TOUR 02 Mirror Image A duplex in Dover Heights becomes a luxurious entertainer’s house, celebrating both modern aesthetics and classic European influences to deliver an unforgettable “wow” factor.
SITCHU MAGAZINE In the coastal suburb of Dover Heights, Sydney, a two-storey duplex property has been turned into a showstopping home with a European touch for a family of five. Known as Mirror Image, which was shortlisted for the 2022 Australian Interior Design Award, it’s not just a residence but a symphony of light, space, and meticulous detail delivered by Shona McElroy, principal of Smac Studios, Van Rooijen Meyers Architects and Airth Building. “The design brief was to create an entertainer’s house with a ‘wow’ factor, like something out of a magazine,” Shona shares. This directive led to a collaboration where Shona’s vision for a bright, airy space met the client’s desire for modern European influences. Smac’s signature style shines through in the intricate details and thoughtful use of materials throughout the house. “I love modern takes on European ancient styles,” Shona says. This is evident in features like the Venetian plaster, chevron floors, and marble accents. These elements, coupled with clean lines and a modern layout, have created a family home that is both luxurious and welcoming. At the heart of Mirror Image is its grand entrance, a narrow space transformed into a formal marvel. The curved Elba marble staircase with Verde Antigua inserts twists elegantly through the foyer, complemented by a stunning Christopher Boots light, creating a visual masterpiece that is both functional and decorative. “It was a big priority to get the formality of that entrance and allow people to come in and have their ‘wow’ factor moment,” Shona reflects. “The entry really sets the tone, separating public and private spaces while exuding a sense of arrival,” the designer adds of the mesmerising scene that first greets guests. The kitchen was also reconfigured and flipped onto the shared wall of the duplex. A sage-green stone for the kitchen was an early favourite for both the client and Shona. The stone’s ethereal, almost onyx-like quality, with its translucent depth, sage green colour, and bronzy veining, beautifully complements the solid burnished brass rangehood. The cantilevered island, supported by substantial steel reinforcements and a 100-millimetre-thick benchtop, features a shadow line that separates it from the solid base. This design allows for comfortable seating with legs tucked underneath, encouraging conversation and making the kitchen a central, communal space perfect for families and guests to gather and break bread. Another integral element was the impeccable curation of art. The walls are adorned with pieces sourced from Sydney art gallery .M Contemporary and Studio Gallery Group, each picked to illuminate the design and add personality to the space .“The art then became, I guess, the crown jewel of the house,” Shona says, highlighting pieces like the Anya Pesce sculpture in the living room and the Rick Carlino piece in the dining area. The attention to detail is evident in every corner of Mirror Image, including the small powder room. Initially a challenge due to its cumbersome location under the staircase, the team transformed it into an opulent space with dark green Venetian plaster to set a dark and sultry tone. “It now feels so generous,” she says. Challenges are always inevitable in a project of this scale, but Shona and the team approached them with creative solutions. One major hurdle was ensuring the house felt spacious and well-lit despite its narrow footprint. “The main challenge was definitely light,” she notes. This was overcome by the clever use of mirrors and strategically placed windows to reflect and capitalise on the natural light. The kitchen, for example, features beautiful mirrors that hide the joinery and reflect the garden light, enhancing the room’s airy feel. Reflecting on the project’s success, Shona is both proud and humbled by the result, which was recognised with a nomination for an Australian Interior Designer Award. “I was so stoked and overwhelmed,” she admits of the accolade, describing the moment as “out of this world.” Architects: Smac Studio @smac_studio, Van Rooijen Meyers Architect Photography: Anson Smart @smartanson Photo styling: Claire Delmar @clairedelmar Construction: Airth Building @airthbuilding Words: Bella Brennan @bellarosebrennan Explore More Stylish Homes Peek inside exquisite properties and boutique accommodation across Australia and hear what inspired the architects, interior designers and homeowners. sitchu.com.au/home-tours “It was a big priority to get the formality of that entrance and allow people to come in and have their ‘wow’ factor moment. Looking for more tips for your property, or thinking about buying or selling your home? Visit belleproperty.com/sell 7 Tips for Selling Your Home this Winter While the traditional spring selling period may see the bulk of sales, there are plenty of reasons why winter can be a great time to sell property. With stock levels at seasonal lows, there is more competition between buyers who, despite the cold, are still highly motivated. Additionally, some properties present better in winter, and auctions and house moves can be easier in cooler temperatures. These factors make a strong case for selling at this time of year. However, when selling in winter, it’s essential to ensure your home looks its best and stands out, especially without the benefits of warmer weather and natural light. Here are seven tips for selling your property this chilly season. Create a Cosy Atmosphere It seems so simple, but the best advice for selling your home in winter is to remember that it’s cold outside. Prospective buyers want to escape the chill, so check the temperature inside your property. Ensure your home is nice and warm to create a good first impression on buyers and instantly make them feel welcome. Tip: Prospective buyers will often be wearing coats, so don’t overdo it – aim for comfortably warm. Evoke the Warm and Fuzzies Everyone enjoys feeling snug in winter, so ensure your home’s interior gives off this vibe during the open house. You can achieve this by layering textures and fabrics that help retain heat. When staging your home, opt for plush rugs on the floor, extra cushions, blankets, and throws in living areas and bedrooms, and consider using warm winter hues. Tip: If you have a fireplace, be sure to light it and let it burn gently during your open inspections. It’s a surefire way to entice prospective buyers —after all, who doesn’t love the soothing crackle of a flame? Let there be Light Light is a major consideration for prospective buyers, and in winter, it’s crucial to address the reduced sunlight due to the lower sun. With fewer sunrays, focus on the current lighting situation and ensure no areas appear gloomy, as this can deter buyers and affect the sale price. Tip: To brighten a naturally dim home, use brighter light bulbs, add lamps, or use candles for a cosy atmosphere. These simple adjustments can significantly enhance the feel of the space. Don’t Forget about the Outside Take a good look at the outside of your property; does it help buyers to get excited about what’s inside? Pay particular attention to the front door area, this is the first area people will see and sets the tone for the home. A deep clean of the exterior can work wonders, washing down dirty paint, dusting off cobwebs, polishing windowpanes and proper garden maintenance is key. Tip: If your house is looking tired, try adding new house numbers, plants, lights, or a new doormat to freshen it up. A fresh coat of paint or stain can also go a long way. Clean, Declutter and Deodorise Like when selling at any time of year, it’s a nobrainer to clean and declutter your house. This maximises its appeal to potential buyers and helps them better envisage themselves living in the space. Don’t forget about odours! Food, pets, and people all create smells that are all too easy to become accustomed to. Tip: Fragrances and candles can be great, but remember, less is more. Too many perfumed aromas or overpowering scents can be off-putting. Bring some Greenery in Even though most of the leaves have fallen, it’s a great idea to add some greenery to your home for an open home. A vase of fresh flowers or some indoor plants can make the space look and smell fresh and bring energy into the home. The process of selling can feel daunting, but you don’t have to go it alone. Speak to your local Belle Property real estate agent today for expert guidance and advice for selling your home all year-round. SITCHU MAGAZINE
