HOME TOUR 02 Forever Farmhouse This family-friendly farmhouse has functionality finnessed, where lofted ceilings and a moderncottage aesthetic converge.
SITCHU MAGAZINE ‘Farmhouse Fields’ was certainly a case of ‘good things come to those who wait’ for Rhys and Kirsten Stanley and their three children. Having commenced their build post COVID lockdown supply issues, a 2021 planning approval meant a mid-2024 completion. But thanks to an incredible building team, the Stanleys are now very happily installed in their forever home. The farm, located on Victoria’s Surf Coast, is a working farm and family home hybrid with functionality at the core. Whilst Rhys and Kirsten’s hearts were aligned when they found the farm that was to host their future forever home, their sense of style differed when it came to the build. That’s where Studio Hallihan worked magic. With Rhys loving “lofted ceilings, big windows and timber textures” and Kirsten smitten with “the Cottage style farmhouse, warm tones and natural stone”, Tanya of Studio Halliahn, a local interior architecture and design studio, was able to craft a plan that encapsulated both. The result? A Euro-inspired modern farmhouse. That wasn’t the only brief behind the build, however. The couple agreed that the home needed to be one they could “grow with and grow into”. In order to do so, they decided to give the kids one end of the house so they could make it their own over time. “We wanted to provide the kids with an end to the house that they can spend time away from the main living area while at the same time not making their bedrooms too big so they spend all their time in them instead of with us”, the couple laughs. “Putting in the extra rumpus space has been a game changer for the kids to tuck into a movie or have some quiet time away from the chaos”, they add. Another priority was taking great care with the selection of materials to ensure a seamless aesthetic coupled with utmost practicality. The couple notes, “We used durable building products such as Gyprock Plus Plasterboard on the internal wall area, which will ensure long-lasting and functional walls. Stone thresholds and stone entranceways provide a solid landing for all the mud and mess from outside”. They continue, “putting in the extra rumpus space has been a game changer for the kids to tuck into a movie or have some quiet time away from the chaos.” Balancing a functional family home with the simple beauty of the space and surroundings led to even more clever design choices. “The open plan style of the kitchen provides a practical space to cook while also engaging with guests or family. The main island bench doubles as a central hub for the house, being used as a breakfast bar and workstation while also being the main gathering point for all of us.” Not only was the large open plan kitchen designed so as to feel ‘tucked away’ from the main room but built in cabinetry allows for easy hiding off mess. This same concept was applied to the main living room with custom cabinetry designed to conceal the television. Never losing sight of the intention to create a warm, welcoming and tranquil space, the choice of materials and design elements were deeply intentional. Raw cladding on the exterior added to the ‘lived-in farmhouse’ aesthetic, whilst exposed beams and polished wood features contributed to a cosy atmosphere. Intrigue was created through layers of texture in a harmonious colourway. The family notes, “natural Stone, textured paint, hard plaster/micro cement walls, brass hardware and custom pieces like ceramic wall lights” also showcase the joy in imperfection that they were going for. As for the endlessly serene parents retreat, “warm tones, timber beams, stone tiles and a herringbone style floor” were design elements of choice, contributing to a relaxing space for switching off and unwinding. The Stanley’s favourite detail of all, however? The open living area looking out to the view of the farm and seeing the kids run around enjoying the space”. Neighbourhood Dalkeith may be one of Perth’s most prestigious postcodes, but beneath its polished surface lies a warm, welcoming community with a deep appreciation for nature and neighbourly connection. Wrapped by the Swan River on three sides and dotted with manicured parklands, the suburb is known for its wide, jacarandalined streets, generous blocks, and an elegant blend of classic architecture and contemporary homes. While it has long attracted Perth’s elite, Dalkeith maintains a friendly, small-town vibe where kids still ride their bikes to school and locals chat over coffee at the village strip. With the city just a short drive away, and the river quite literally at your doorstep, it’s a suburb that balances prestige with peaceful living. It’s the kind of place where the pace moves slower, life feels lighter, and the standard of living is second to none. Things to Do Dalkeith is made for long walks, lazy Sundays, and riverside adventures. Morning strolls along Sunset Heritage Trail offer panoramic views over the water, while Mason Gardens is a leafy retreat complete with turtles, ducks, and picnic-perfect lawns. Boating, kayaking, and paddleboarding are practically a rite of passage here, and for those who prefer land-based leisure, nearby Nedlands Golf Club or the scenic cycling trails are always calling. While Dalkeith itself is calm and residential, you’re only minutes from the buzz of Claremont Quarter’s fashion boutiques, restaurants, and weekend markets. Foodies will love the proximity to fine-dining hotspots in Nedlands and Crawley, while art lovers can take a short trip to UWA’s Lawrence Wilson Gallery. From sunrise riverside jogs to sunset wine with neighbours, the local lifestyle invites you to slow down and savour it all. Lifestyle Life in Dalkeith feels like living in your own private oasis — with the perks of Perth just around the corner. There’s a quiet luxury that defines the suburb: think waterfront mansions hidden behind hedges, quiet cul-de-sacs where kids play after school, and well-tended gardens that bloom year-round. The demographic skews affluent and established, with a growing mix of young professionals, families, and retirees drawn to the suburb’s space, safety, and serenity. Community life is strong — residents take pride in their homes and streets, and local schools are among the city’s best. Despite its prestige, Dalkeith remains unpretentious. People smile at the dog park. Coffee orders are remembered. And there’s always time for a chat. It’s the kind of suburb that proves luxury and lifestyle aren’t mutually exclusive — they’re part of the same daily rhythm. Dalkeith offers a lifestyle that’s rare — exclusive, yet relaxed. Buyers are drawn to the large blocks, river views, and strong community spirit. – Bev Heymans, Principal | Director, Belle Property Dalkeith AREA GUIDE Dreamy Dalkeith A riverside sanctuary just minutes from Perth CBD, Dalkeith blends prestige, privacy, and pristine nature with a relaxed community feel. 06

SITCHU MAGAZINE 11 Understanding the financial, legal, and strategic factors that underpin a successful commercial property investment. A Buyer’s Guide to Commercial Property Investment Buying commercial property can be a profitable investment, but it’s not without its challenges. Whether you’re a seasoned investor or a first-time buyer, understanding the critical factors that contribute to a sound investment decision is key. Here are some key factors to look for if you are considering purchasing commercial real estate. Location, location, location Location is one of the most important factors when buying commercial property. Industry experts agree that proximity to transport hubs, major roads, and amenities is critical. A location with good visibility and easy access for clients and employees can significantly enhance the property’s value and potential for attracting long-term renters. When looking at location, also research and consider the area’s long-term growth prospects, including future infrastructure projects and local development plans. “Location is key because it impacts tenant demand, rental income, and long-term growth. Accessibility, visibility, and surrounding infrastructure all play a role in determining how successful the property will be,” says Belle Property Commercial North Shore Associate Director Baxter van Heyst. Property condition and age Attend open inspections in-person — viewing a property ensures there are no surprises and allows you to ask the agent any questions you may have on the spot. Inspect the entire building and its facilities, including common areas like the car park, recreational facilities, and lifts. Be sure to be on time for viewings — this will put you in good favour with leasing agents and property managers. Tip: If you find a property you love, be ready to put in your application straight after you’ve inspected it, particularly if market conditions are competitive. Zoning and land use regulations Understanding the zoning laws of the property is non-negotiable when considering commercial real estate. Zoning dictates how a property can be used, which can have a direct impact on its value and the type of businesses that can operate there. Ensure the zoning aligns with your intended purpose for the property and check for any restrictions, such as environmental regulations or historical preservation orders, which might limit the potential for renovation or expansion. Zoning is crucial agrees van Heyst, “Figure out why you’re buying the property. Is it for long-term holding, or are you looking for upside potential? Consider zoning to ensure the property has future growth opportunities while also fitting into your overall investment strategy.” Lease terms and tenant stability When purchasing an income-generating property, the lease structure is key. Look for long-term, stable renters with solid financials, as they can provide consistent cash flow. Review lease agreements to understand rent escalation clauses, renewal options, and tenant obligations. Also, investigate the property’s vacancy history as properties with high renter turnover may be a red flag. Market trends and valuation Establish what you can afford and what you would ideally like to spend. Remember to factor in any hidden costs of living in the property — such as transport to and from work if the commute will be long or heating or cooling costs if it’s a large property. Do the maths to make sure your income will allow you to comfortably pay the rent while at the same time being able to enjoy the lifestyle you want. By considering these key factors commercial property buyers can reduce risks and set themselves up for success in a competitive market.
