SITCHU MAGAZINE This Victorian-era home has lived through many iterations throughout its 140-plus-year history. Without a doubt, this is the most elegant yet. For Joss Knight, founder and studio director of STUDIOJOS, taking on this heritage Paddington terrace required a considered approach—one that would respect the original character of the home, while creating a functional and thoughtful backdrop for the owners’ daily life. The goal was to develop a strong design concept that didn’t overpower the home’s history, as well as a series of contemporary interventions that would enhance its liveability. While the project reflects Joss’ belief that interiors should feel enduring rather than tied to a particular trend, La Belle Époque, as the project came to be known, allowed for a slightly more decorative and romantic approach than some of the studio’s more minimalist projects. “I drew inspiration from La Belle Époque, an era that celebrated beauty, art, craftsmanship and French elegance,” says Joss. “Rather than attempting to recreate a period interior, I wanted to capture the elegance, craftsmanship and optimism associated with La Belle Époque and reinterpret those qualities through a contemporary Australian lens,” he continues. “The result is not intended to belong exclusively to the past or present. It is a home shaped by history and the arts, but ultimately designed as a reserved and considered backdrop to the clients’ everyday lives.” This approach involved a “warm, layered and timeless palette” that uses texture in place of colour to create depth and allow the home’s architectural detailing, furniture and objects to take centre stage. Think soft, chalky neutrals, natural stone and light timber. “The panelling was introduced as part of the new interior scheme. I designed it to feel as though it had always belonged to the home, taking cues from traditional Victorian detailing but simplifying the proportions and execution,” adds Joss. “It gives the rooms depth and architectural rhythm while helping to bridge the original heritage character with the more contemporary elements.” “I drew inspiration from La Belle Époque, an era that celebrated beauty, art, craftsmanship and French elegance.” — Joss Knight 03
04 HOME TOUR This fusion approach also made way for one of the home’s most striking details—the use of stone as a motif. Joss explains, “Framing the doorway in marble was a way of transforming a functional opening into a sculptural threshold. It creates a sense of ceremony between the spaces without relying on excessive ornamentation.” He continues, “The marble-framed transition between the kitchen and adjoining living space is one of my favourite moments. It captures the broader intention of the project: taking a traditional architectural gesture and expressing it through a contemporary material application.” But working with a historical home is not always smooth sailing. “We also uncovered a house fire that must have occurred 40–60 years prior in the attic, which meant all of the existing attic/roof structure had to be replaced due to the unstable conditions that were uncovered as part of the reno.” Despite the setback, the unexpected discovery paved the way for a favourite room. Besides the marble transition, it’s the attic bedroom that Joss feels a particular affinity for. “It feels quiet, private and cocooning, and it demonstrates how even an awkward or compact part of a home can become something special when every detail is carefully considered,” he notes. As for lessons for anyone embarking on the renovation of their own terrace? Make that narrow footprint work hard—but don’t be afraid of it. “I treated the limitations as an opportunity to introduce highly considered, integrated design solutions,” Joss explains. “The attic was transformed into a calm and private office rather than being treated as leftover roof space. Under the staircase, I designed a sculptural wine display that makes use of an otherwise difficult area while also creating a strong moment of interest.” The result? Before you fall in love with a property, take some time to get to know the suburb around it. A home can tick all the right boxes, but where it sits can have just as much impact on your everyday life. From your commute and local amenities to future development, property values and the feel of the neighbourhood, there is plenty to consider. The more you understand about an area before you buy, the easier it is to decide whether you can see yourself calling it home. SITCHU MAGAZINE Spend Time in the Suburb One of the simplest ways to research a suburb is to spend time there. Walk around the neighbourhood, grab a coffee, visit the local shops and get a feel for how the area ticks. Visit at different times of the day and week—a quiet street on a Saturday morning can feel very different during the weekday school run or evening peak hour. Pay attention to traffic, parking, noise and how busy the surrounding streets are. These everyday details may not stand out during a property inspection but can make a real difference to how you experience the home. Think About Your Daily Routine A suburb might look ideal on a map, but consider how it fits into your actual life. How long will it take to get to work? Is public transport convenient? Are the supermarket, gym, cafés or medical facilities close enough to make everyday errands easy? If you have children, what are the local schools and childcare options like? It’s also worth thinking beyond your current circumstances. Your priorities might change over time, so consider whether the suburb has the services, facilities and lifestyle you may want in the future. Look at the Bigger Market Picture Before making an offer, take some time to understand what has been happening in the local property market. Look at recent sales of comparable properties rather than relying solely on a suburb’s median price. Consider homes that are similar in size, condition, accommodation and location, as prices can vary significantly between different pockets of the same suburb. Also look at how long properties are taking to sell, how frequently homes are coming to market and which properties are attracting the most interest. Your local Belle Property office can also provide valuable insight into recent sales and buyer activity, helping you build a clearer picture of the market you are buying into. Find Out What Is Changing A suburb can look very different five or ten years from now, so find out what is planned for the area. Check your local council and state planning authority for proposed developments, rezoning, new infrastructure and changes to roads or transport. Some changes may improve the area, while others could affect traffic, noise, views or the character of the neighbourhood. Understanding what is proposed can help you make a more informed decision. Know What You Are Buying Into It’s important to understand any environmental or planning risks associated with the location. Depending on where you are buying, these could include flooding, bushfire, coastal erosion or other environmental considerations. Check the relevant government and council information rather than relying on what you can see during an inspection. Also check the zoning and planning controls that apply to the property and surrounding land, as these can influence what can be built, renovated or developed in the future. Look Closely at the Street Dynamics When you buy a property, you are also buying into the street and neighbourhood around it. Take a close look at what is nearby. Is the property close to a busy road, train line, school, sporting ground, shops or hospitality venues? What are the neighbouring properties like? If a particular view, outlook or sense of privacy is part of what attracts you to the property, investigate what’s happening on surrounding blocks. Check whether planning controls or proposed developments could change the outlook or character of the street in the future. Talk to the Locals Local knowledge can be incredibly useful when researching a suburb. Chat to people who live or work in the area and ask what they like about the neighbourhood, what has changed and what you might not pick up from an online search. Local businesses can also offer a useful perspective on how the area has evolved and what makes it tick. These conversations can reveal things about the suburb that you won’t find in property data or a quick Google search. Look Beyond Your First Impression It’s easy to judge a suburb based on how it feels during a single inspection. But buying a property is a much bigger commitment, so it pays to dig a little deeper. Ultimately, finding the right suburb means looking beyond the four walls to the lifestyle, priorities and future you’re buying into—because you’re not just buying a home, you’re buying into a way of life. SITCHU MAGAZINE Wasabi-Miso Glazed Pork Chops with Smashed Pickled Cucumber Salad Juicy pork chops glazed with sticky wasabi-miso caramel, served with smashed pickled cucumber and steamed rice. Prep 15–20 mins | Cook 15 mins | Serves 4 Ingredients Method In a small bowl, whisk together the S&B Wasabi Paste, white miso, mirin, cooking sake, soy sauce, honey and sesame oil until smooth. Set aside. Lightly smash the cucumbers using the flat side of a knife until they crack into rustic pieces. Cut into bite-sized chunks and place into a bowl with the sea salt. Leave for 10 minutes, then drain away any excess liquid. Add the rice wine vinegar, soy sauce, caster sugar, sesame oil, spring onions and toasted sesame seeds to the cucumber. Toss well to combine and refrigerate for at least 15–20 minutes to lightly pickle while the pork cooks. Pat the pork chops dry and season lightly with salt and freshly ground black pepper. Heat the vegetable oil in a large frying pan over medium-high heat. Add the pork chops and cook for 4–5 minutes on the first side until golden brown. If required, wipe away any excess fat from the pan. Turn the pork chops and add the butter. Continue cooking for 3–4 minutes, basting with the foaming butter until the pork is almost cooked through. Reduce the heat to low. Brush the pork generously with the wasabi-miso glaze, turning and brushing several times over 1–2 minutes until the glaze becomes glossy, sticky and lightly caramelised. Remove from the pan and rest for 5 minutes. Spoon the steamed rice onto serving plates. Top with the glazed pork chops and serve alongside the smashed pickled cucumber salad. Finish with white sesame seeds, extra spring onions and lime wedges, if using, with any remaining glaze spooned over the pork.
