SITCHU MAGAZINE Whether it’s a wedding or a renovation, leaving it to the experts is recommended for a reason. Few projects illustrate this more compellingly than Queen, Smac Studio’s latest triumph in Woollahra. Briefed simply with “We want you to be really creative” by the owners of the home, Shona McElroy, Principal of Smac Studio, needed little encouragement to flex her design prowess. The result is a home that feels at once expressive and assured, a testament to the power of creative freedom in capable hands. “Of all the projects I’ve designed, this is the one I’m most proud of,” McElroy shares. “It perfectly encapsulates Smac Studio’s ethos and is completely aligned with my personal style.” Whilst the studio wasn’t completely starting from scratch — the original home was built in 1981 by Sydney architect Espie Dods — significant modifications needed to be made to open up the home, making it conducive to family living and modern life. In a respectful nod to the home’s provenance, the 1980s circular skylights were preserved and elevated, their form reimagined in a series of new skylights that subtly honour Dods’ enduring style. Craig and Jenna were immediately drawn to the home’s sense of character — its circular skylights, traditional proportions and European sensibility giving it a warmth and distinctiveness they didn’t want to lose. So much so, they coined their own word for the aesthetic they were chasing. “We jokingly called the style ‘modeco’ — modern meets deco,” laughs Jenna. “It really captures what we were aiming for.” A fitting shorthand for a home that perfectly balances old and new. “It’s one of the first projects where our original concept translated almost exactly into the built outcome. When I look back at the initial hand sketches, they’re remarkably close to what stands today.” — Shona McElroy 03
04 HOME TOUR The addition of an elegant palette of blush, cream and green and the incorporation of soft curves further contributed to a sense of cohesiveness that Smac Studio was keen to accentuate. McElroy adds that the overall seamlessness of the home tracks right back to the original designs, “It’s one of the first projects where our original concept translated almost exactly into the built outcome. When I look back at the initial hand sketches, they’re remarkably close to what stands today.” She continues, “I’ve always believed that the clearest vision exists at the very beginning when you’ve considered every linkage, every material relationship, the full palette. Because we stayed so true to that early thinking, the house has a strong sense of unity. And stylistically, the clients and I were completely aligned. It seemed like we really had the same thing in mind for the outcome.” Some favourite integrated design elements include the pink Rosa Murcia marble and creamy Calacatta Oro marble in a checkerboard pattern on the floor, visible in both the kitchen and the pool area, and the pink and white stone used in both the kitchen and one of the bathrooms that comes from the same slab. Two substantial marble steps making up the new staircase also visually link back to the kitchen and flooring. Taking into account the family’s needs and lifestyle was key to the renovation. “Music is central to this family; they play the piano and collect records, so we designed custom brass-lit shelving to display their vinyl collection as art. A bespoke resin record table by Aldini showcases the turntable below. Behind the sofa, a branching wall light was created in collaboration with South Drawn Studio,” explains the team. Jenna was thrilled with the result, particularly the entertaining prospects. “One of our favourite weekend traditions is hosting pizza and pastamaking days with friends (and plenty of great wine). The open-plan kitchen and large island are perfect for it. We often have ten people gathered around cooking and eating, while the little ones play nearby in the living areas, always within sight. It’s exactly how we wanted to live in this home,” she gushes. The result, in McElroy’s words, is “a thoughtful merging of the home’s existing European character — steel doors, traditional proportions — with a contemporary sensibility.” It doesn’t sit neatly in one stylistic category; not purely modern, classic or mid-century, but something altogether more considered. “Layered, expressive and individual” — which is, she says, exactly what Smac Studio set out to create. With fewer listings competing for attention, properties often have a greater chance to stand out and connect with genuine buyers who are actively looking and ready to make decisions. Many vendors hold off until spring, expecting better conditions and more buyers, which often leads to a surge of new listings arriving at once. While spring may bring more activity, it also creates far more competition for buyer attention. Winter can create the opposite effect. With less stock available, buyers are often able to spend more time focusing on each property they inspect. Rather than competing with a flood of new listings, your home has a greater opportunity to capture attention and stay front of mind with serious buyers. As Andrew Robinson, Head of NSW at Belle Property and Hockingstuart, explains, “Winter gives sellers a window where there is simply less competing stock, and that can create a real advantage when it comes to getting buyers focused on your property.” This can become even more important when market conditions are softer, Robinson continues: “We often see strong outcomes in winter because motivated buyers are still active, but they have fewer homes to choose from. That imbalance between supply and demand can create real opportunity for vendors who list early.” Winter Buyers Are Serious While winter may not bring the same volume of open-home traffic, the buyers who attend are often there for a reason. People continue to buy property year-round. Relocations, lease expiries, growing families, downsizing and lifestyle changes do not stop because the weather cools down. In many cases, buyers in winter have a clear timeline and are actively looking to make decisions. They are also often further progressed financially, with pre-approvals already in place and a good understanding of what they can afford. For sellers, that can mean fewer speculative enquiries and more meaningful conversations. Selling Now Can Put You in a Stronger Position Later One of the often-overlooked benefits of selling in winter is the opportunity it creates for your next move. If you are planning to upsize, downsize or relocate, selling before spring can put you in a stronger position as a buyer later in the year. Once spring arrives, stock levels typically increase, giving buyers more choice. Being settled and ready to purchase can reduce pressure and provide greater flexibility when the right property comes onto the market. Some Homes Genuinely Shine in Winter Winter can also give certain properties the chance to present at their best. Rather than relying on gardens in full bloom or long summer evenings, winter shifts the focus to warmth, comfort and atmosphere. Soft lighting, heating and thoughtfully styled interiors can help create a stronger emotional connection with buyers. Features such as fireplaces, underfloor heating, energy efficiency and cosy living spaces become much more relevant at this time of year. Buyers Don’t Disappear in Winter There is a common perception that buyers disappear during winter, but that is rarely the reality. “The idea that you should wait for spring assumes buyers are seasonal, but they’re not. They’re driven by circumstance. If they need to buy, they’re in the market regardless of the time of year,” Robinson explains. Ultimately, in a quieter market, the focus shifts away from volume and towards meaningful buyer engagement. In the current market, where buyers are taking their time and considering decisions carefully, that can be a real advantage. With less competition and a greater chance to connect with serious buyers, winter can provide an opportunity to stand out rather than blend in. ADVERTORIAL Crispy Ikan Bakar-Inspired Fish with ABC Original Chilli Butter Sauce Golden crispy fish with a silky, vibrant red sambal-style butter sauce — rich, spicy, and deeply aromatic. Prep 15 mins | Cook 20 mins | Serves 2 Ingredients Method For the Fish 2 large white fish fillets, such as barramundi or snapper, skin on and scored Salt, to season 1 tbsp coconut oil 2 tsp ABC Sweet Soy Sauce ¼ tsp ground turmeric 1 tsp grated ginger ABC Original Chilli Butter Sauce 1–2 tbsp coconut oil 1 shallot, finely sliced 1 clove garlic, finely minced 1 tsp grated ginger 1/3 cup ABC Original Chilli Sauce ¼ cup fish stock or water 60g cold unsalted butter, cubed 1 tsp fish sauce, optional 2 tbsp lime juice Salt, to taste Herb Salad to Serve 8 cherry tomatoes, quartered Fresh coriander leaves Shallots, finely sliced Fresh chilli, thinly sliced Deep-fried curry leaves, optional Lime wedges Pat the fish dry and score the skin with shallow incisions. Season generously with salt. To create the marinade, in a small bowl, whisk together coconut oil, ABC Sweet Soy Sauce, turmeric and grated ginger. Heat a pan over medium-high heat with a little oil. Place the fish skinside down, using a fish press or spatula to gently press it against the pan. Cook for 4 to 5 minutes, until the skin is deep golden and crisp. Flip briefly, baste with the marinade, then turn once more and cook for a final 1 to 2 minutes, or until the fish is cooked through. Remove from the heat and rest. To make the Chilli butter sauce, heat the coconut oil in a small pan over low to medium heat. Add the shallot and cook until softened. Add the garlic and ginger, then cook gently for 1 to 2 minutes until fragrant. Do not let them brown. Stir in the ABC Original Chilli Sauce and fish stock or water. Simmer for 3 to 5 minutes, until slightly reduced and cohesive. Remove from the heat and blend until smooth. Return the sauce to very low heat. Gradually whisk in the cold butter, a few cubes at a time, allowing it to emulsify before adding more. Finish with fish sauce, if using, a pinch of salt and lime juice. Spoon the ABC Original Chilli butter sauce onto a plate and place the crispy fish on top. Finish with the herb salad and serve immediately with steamed rice or simple greens, such as snake beans. Ikan bakar is food shaped by fire, coast and appetite. This version keeps the pleasure of that tradition close, with crisp fish, fragrant aromatics, lime, herbs and a sauce that brings heat without overwhelming the plate.
