SITCHU MAGAZINE Having led the design of home after home for her clients, Shona McElroy, Principal of interior architecture firm Smac Studio, had her non-negotiables planned out well before she began the hunt for her own blank canvas. The result, aptly named Mirrorball, is a study in how thoughtful design can transform a small footprint into something that feels decidedly grand. “I was looking for something pretty specific in terms of ceiling height, north-facing orientation, and ideally, I really wanted views,” she specifies. Despite a willingness to compromise on at least one of her criteria, Shona eventually stumbled across the one. She shares, “This one, obviously, had all three, along with a really strange layout that people couldn’t wrap their heads around. That was actually a bonus. Fewer competitors were circling because people couldn’t see past the drab presentation and imagine what it could become.” Just as her work had clarified to Shona what she wanted in a home’s bones, so too did it distil her vision for the interiors. “I definitely wanted the space to feel really calm,” she explains. “At work, at the moment, our clients lean heavily towards colour, which we love, but in my own space I wanted it to feel serene. I don’t have kids right now, so I wanted to lean into a big white couch that’s been on my wish list for years. I aimed for a Parisian vibe, highlighting the high ceilings with grand architraves and skirting.” In an alternate take on the sunken living room, Shona got creative with her 100-square-metre apartment. “The current living room was once a balcony, and when I bought the apartment, there was a 150mm stepdown into it, which I levelled off,” she explains. “The opening to this space was also small and hard-edged, so I made it a soft arch, extending and heightening it. This creates a seamless transition, making it feel like a natural fit for a lounge room. The view is so striking here, and I wanted a place where it could be fully enjoyed, which is why I made it the living room, where we spend the most time.” “At work at the moment our clients lean heavily towards colour, which we love, but in my own space I wanted it to feel serene.” — Shona McElroy 03
04 HOME TOUR Despite working with a smaller space, Shona was intent on creating a strong sense of arrival in her apartment, which, as it happens, is a Smac Studio non-negotiable. “The original kitchen was right at the back of the apartment and is now my cream-coloured guest room,” shares Shona on the layout jigsaw. “We demolished the kitchen and expanded into that space to create a more defined entry foyer.” It is here, in the entrance, that Shona was able to inject another Parisian touch with a vintage table and bronze pendant light. Another tactic Shona used to prove small spaces can be grand was the use of mirrors. An entire mirror wall allowed Shona to reflect light and create a sense of grandeur, as well as leaning further into European classicism. Shona adds, “They extend the space visually and help brighten the area, especially with those beautiful north-facing windows in the living room, which provide strong light. When you move back into the apartment near the dining room, it can get a little dark depending on the time of day, so the mirrors reflect light and visually expand the space.” Functional art, via cornicing, light fixtures, marble framing around the windows, and handles, was crucial in adding spunk to the small space. “The cornicing was something I deliberated over for a long time, reviewing about ten different options—from really detailed to simpler. This one struck me as a perfect balance: a little fun, a bit cute, and interesting. You can appreciate the detail without it being overly extravagant.” As with any project, challenges were inevitable and for Shona, this meant not overcapitalising. How? By mixing high-end and budget pieces, with a few superb Facebook Marketplace finds. Buyer demand remains strong, quality stock is limited and purchasers are becoming increasingly selective about the properties they pursue. In these conditions, getting the right property in front of motivated buyers early can make a meaningful difference. This is where Belle Property’s First to See strategy is proving particularly valuable, giving buyers priority access to selected properties while allowing vendors to test demand before progressing to a broader marketing campaign. Visit belleproperty.com/first-to-see Belle Property Northern Beaches Director Nick Duchatel saw the value of this firsthand, ironically, with a property he chose not to put through First to See. There was one property Duchatel was convinced would fly. It was a quality family home in one of the Northern Beaches’ strongest price brackets, with broad buyer appeal and every reason to expect immediate interest. On this occasion, he decided to take it directly to the wider market. It sold, but it took four weeks. “Looking back, I think we would have sold it sooner if we’d started with First to See,” Duchatel says. The experience gave Duchatel an unexpected insight into the value of engaging buyers before a property reaches the wider market, particularly at a time when buyers are ready to act but have limited quality stock to choose from. What is First to See? First to See is Belle Property’s digital-first sales strategy, giving buyers priority access to selected properties through Belle Property’s website and social channels before they appear elsewhere. Importantly, the properties remain fully on-market. The difference is that Belle Property’s own database and digital audience are given the first opportunity to discover them, arrange inspections and make an offer. For vendors, it creates an opportunity to put a property in front of a highly targeted audience before committing to the broader cost of a traditional campaign. With more than 480,000 registered buyers and thousands of website visitors across Belle Property’s network, the strategy is designed to connect properties with buyers who are already actively engaged with the market. It also gives vendors greater flexibility. They can test buyer demand, gather feedback and decide whether to continue with First to See or progress to a broader campaign, rather than committing immediately to a full marketing program. “I tell vendors we’re exploring the market together,” Duchatel says. If more exposure is needed, the property can move into a traditional campaign, with photography, floorplans and copywriting already prepared. Why it Works in This Market Duchatel has found that buyer engagement during the First to See phase can be surprisingly strong. “We might have 15 groups inspect during First to See,” he says. “Then we launch publicly and don’t necessarily see those same numbers.” That early engagement can be valuable. Once a property reaches the wider market, buyers can become more cautious and strategic, watching the campaign and waiting to see how much competition emerges. Engaging buyers earlier gives agents a clearer picture of genuine demand, before the dynamics of a public campaign take over. It can also give buyers an advantage. With fewer competing listings and earlier access to a property, motivated purchasers have the opportunity to inspect, ask questions and make an offer before the listing reaches a much broader audience. Testing Demand, Then Letting the Market Respond The sale of 122 Rose Avenue, Wheeler Heights is a good example. The vendors wanted to achieve $3 million as they prepared for retirement, but Duchatel wasn’t initially convinced the property would reach that figure. The owners made some improvements, including refinishing the floors and furniture styling, before introducing it through First to See. Within a week, around 15 to 16 groups had inspected, five or six contracts were issued and multiple offers followed. The property sold for $3,076,500 after just seven days. “I honestly think that same result would have taken four weeks through a traditional campaign,” Duchatel says. For the vendors, the early response provided a clear indication of buyer demand and what the market was prepared to pay, without having to commit immediately to a longer, more expensive campaign. More Information, Better Decisions First to See won’t suit every property—premium homes with a smaller buyer pool may still benefit from a longer public campaign. But even a short First to See phase reveals genuine demand and shapes what happens next, without vendors having to commit to a costly campaign before they know how buyers will respond. “First to See is a tool,” Duchatel says. “It still requires good judgement.” Used well, it gives vendors an early read on the market—and buyers a head start before the wider campaign begins. Why Now Could Be the Perfect Time to Sell Differently
ADVERTORIAL Japanese Curry Chicken Pot Pie Crisp, golden puff pastry crowns tender chicken and vegetables simmered in S&B Golden Curry Mild for an easy Japanese curry pie made for cosy nights in. Prep 20 mins | Cook 45 mins | Serves 4 Ingredients Method For the Filling 1 packet (92g) S&B Golden Curry Mix (Mild) 2 tbsp coconut oil 500g boneless, skinless chicken thighs (approximately 4–5 thighs), cut into large bite-sized pieces Sea salt flakes and freshly ground black pepper 150g brown onion (approximately 1 medium onion), diced 100g carrot (approximately 1 carrot), peeled and cut into 1cm cubes 150g potato (approximately 1 medium potato), peeled and cut into 1cm cubes 400-450ml chicken stock or water For the Pie 2 small sheets or 1 large sheet of butter puff pastry 1 egg, lightly beaten 2 tsp white sesame seeds Sea salt flakes To Serve 2 spring onions, finely sliced Edamame Furikake Heat half the coconut oil in a 26cm deep cast-iron frying pan over medium-high heat. Working in two batches, season the chicken with salt and pepper and cook for 3–4 minutes, turning occasionally, until lightly golden. The chicken does not need to be cooked through at this stage. Transfer to a clean bowl. Add the remaining coconut oil to the pan and reduce the heat to medium. Add the onion and cook for 2–3 minutes, until softened. Stir in the carrot and potato and cook for a further 5 minutes. Return the chicken to the pan and pour in the chicken stock or water. Bring to a gentle simmer, then reduce the heat to low. Cover and cook for 10–12 minutes, stirring occasionally, until the vegetables are tender and the chicken is cooked through. Turn off the heat, break the S&B Golden Curry Mix into pieces and add to the pan. Stir until completely melted and smooth. Return to the heat and simmer, stirring regularly, until the sauce thickens enough to hold its shape when spooned. Preheat the oven to 200°C fan-forced. Gently roll out the puff pastry, if needed. Using a large dinner plate or the pan itself as a guide, cut the pastry into a circle slightly larger than the top of the pan. Brush the rim of the pan with a little beaten egg, then lay the pastry over the curry filling. Gently press it onto the rim and trim any excess. Crimp the edges with the back of a fork, then cut a small cross in the centre to allow steam to escape. Brush the pastry generously with the remaining beaten egg and scatter with sesame seeds and a small pinch of sea salt. Bake for 25–30 minutes, or until the pastry is puffed, crisp and deeply golden. Scatter with sliced spring onion and serve immediately with edamame seasoned with furikake.
