Layered and expressive, the renovation of this family home merges the owners’ respective Italian and Australian backgrounds with a sweeping coastal outlook. With such rich influences, Ryan McGregor of Fieldroom knew that the project had no need of luxury for luxury’s sake. “Instead, it reflects a thoughtful mix of materials and finishes chosen for how they perform, how they feel and how well they suit the clients’ lifestyle. The result is a home that feels authentic, balanced and deeply personal rather than defined by cost or status,” he explains. As well as being “simply true to the people that live there”, the design of the home adheres to Fieldroom’s ethos of timelessness. “We focused on natural, enduring elements of timber, stone, handcrafted tiles and finishes that will age gracefully and develop character over time. Proportions, light and spatial flow were considered just as carefully as decorative details, ensuring the home feels calm and balanced rather than tied to a particular moment,” shares Ryan. This adherence to classic sensibility ensures the space will evolve with the family, without dating or losing relevance. “Rather than referencing a single architectural era, the design draws on influences that have consistently endured — Mediterranean warmth, mid-century clarity and a relaxed Australian coastal sensibility,” Ryan continues. “This layered approach creates something familiar without feeling nostalgic, allowing the home to feel both contemporary and lasting.” Despite the renovation being completed entirely within the home’s original footprint, the project didn’t come without its challenges. Having undergone multiple past renovations, the home had become a series of disconnected spaces and piecemeal additions, with the breathtaking outlook an afterthought. “Our approach was to open the home to the landscape while ensuring it retained warmth, character and a sense of lived-in comfort rather than becoming a purely view-driven space”, Ryan notes. This included ensuring the palette used within the house didn’t take over either. Ryan adds, “Colour and pattern are present throughout; the home never feels visually overwhelming. Materials were carefully chosen to sit quietly in the background, allowing the overall atmosphere to feel layered, calm and cohesive rather than dominated by any single element.” In a helpful word of advice, Ryan offers, “Interiors are often judged by a single image, a space that someone loves and wants to replicate exactly. While that can work for one room, repeating the same look throughout an entire home without variation can feel flat and lacking in personality.” So for the team, it was all about using materials that would create a journey, rather than a series of individual statements. “As you move through the house, turning corners, descending stairs or passing through openings, colours and textures shift subtly. While online estimators can provide a general guide, they rarely capture the nuance of local market conditions. Instead, agents rely on a Comparative Market Analysis (CMA), reviewing recent sales of similar homes alongside current market trends and the unique attributes of the property, including location, land size, condition and potential. As Belle Property Armadale Principal James Annett explains, “Comparable sales are generally the best way to determine the value of a property. Occasionally, if you’re dealing with a development site or a rebuild opportunity, there might be other factors like zoning or height restrictions, but really, comparable sales are the strongest guide. Presentation, position and pricing are the three key things that determine how quickly a property will sell.” What Should a Seller Do Before Putting Their Home on the Market? Preparation plays a defining role in shaping buyer perception and ultimately the final result. Before listing, sellers are encouraged to understand their property’s value and ensure it is presented at its absolute best. From minor cosmetic improvements to styling and garden maintenance, these details can significantly influence how a home is received. “The most important thing a seller should do before putting their home on the market is ensure they are well researched and understand the value of their property, while also making sure presentation is spot on, as these are areas buyers can be highly critical of if not right from the outset,” says Annett. How Long Will it Take to Sell? There is no fixed timeline when it comes to selling a property, but several factors consistently influence how quickly a sale occurs. Pricing, presentation and marketing strategy all play a role, as do broader market conditions. Homes that are well presented and priced appropriately from day one often attract stronger early interest, which can lead to faster results and increased competition among buyers. “If it’s priced right, aligned with the market and presented at its best, it will certainly help you sell it quicker,” says Belle Property Carlton Principal Charles Bongiovanni. Selling by Auction vs Private Treaty? Choosing between auction and private treaty is a strategic decision that can shape both the sales process and the final outcome of your sale. Auctions are designed to create competition, bringing multiple buyers together within a set timeframe and often resulting in a quicker, unconditional sale. Private treaty campaigns usually involve negotiating with one or more buyers over a longer period, with a listed asking price helping buyers understand what the property is expected to sell for. As Bongiovanni explains, “An auction typically delivers a result in a shorter timeframe. It’s an unconditional sale, so buyers need to be ready, they’re bidding and showing their hand in a competitive environment. This can lead to a quicker outcome and potentially a stronger result. With a private sale, you’re setting a fixed price and waiting; it’s like placing a sticker price and seeing what offers come through until you reach a middle ground with the vendor.” What Makes a Strong Offer When Buying a Property? A strong offer isn’t just about price; it’s about the overall terms. Pricing, conditions and settlement flexibility all play a role in how attractive an offer appears to a vendor. In many cases, buyers who present cleaner conditions or more favourable settlement terms can stand out, even if their price isn’t the highest. “A strong offer comes down to having your pricing, your terms and your settlement right; those are the three key factors. Making your offer as unconditional as possible and keeping the terms favourable to the vendor can really strengthen your position,” says Annett. “We’ve seen instances where owners have accepted $15,000 to $20,000 less because the terms were more favourable, so it’s not something to be understated.” At the end of the day, buying or selling a home is a big decision, and having the right advice can make all the difference. With strong preparation and an experienced agent by your side, the process becomes clearer, more manageable and ultimately more rewarding. After training in Italy and working across Michelin-starred kitchens in Europe and beyond, he brings a refined yet deeply personal approach to Italian cooking, shaped by early memories in his grandmother’s kitchen. If someone is dining at Ormeggio for the first time, what’s the one dish they absolutely shouldn’t miss? In my opinion, the Beef Rossini right now is the go-to. It holds a special place for me as I learned to perfect it during my time with the iconic chef Gualtiero Marchesi, while working in his 3-Michelin-star restaurant in the early days of my career. It is a dish you hardly ever see in restaurants anymore and it’s decadent and delicious. What was the first dish you ever fell in love with, and do you still make it? Risotto Milanese, no questions. I still make it and it’s my son’s favourite dinner. We just put it back on the menu at Ormeggio with some beautiful, seared scallops instead of the traditional ossobuco. Are there any underrated Italian ingredients you think Australians should be using more? Colatura di alici is like an Italian version of fish sauce: a centuries-old anchovy extract from the Amalfi Coast, which is deeply savoury, salty, and packed with umami. It’s one of those secret ingredients that makes everything taste richer and more complete with just a few drops. What’s a small tweak or technique that can make weeknight pasta feel restaurant-worthy? Use more salt in your water than you think! The real trick is to consider your ratio: The Rule of 10%: every 1 litre of water for 100g pasta uses 10g salt. At The Table With Alessandro Pavoni

SITCHU MAGAZINE Risotto Milanese with Seared Scallops & Oyster Emulsion Serves 6 Ingredients Method Emulsion 2 litres chicken stock 25 g unsalted butter 450 g (about 2 1/4 cups) carnaroli rice Salt flakes, to taste 1 pinch saffron threads 25 g veal bone marrow, finely chopped (order from your butcher) 75 g cold butter 50 g Grana Padano, freshly grated Scallops 3 x scallops per person, cut in half horizontally once seared Olive oil for searing Oyster EVOO Emulsion 200 ml yield 10–12 Sydney rock oysters (with their liquor) 10 ml lemon juice 80–100 ml extra virgin olive oil (mild, not too peppery) White pepper (optional) Emulsion Place oysters (with liquor) and lemon juice in a blender and blend until smooth. Keep cold. With the blender running, slowly stream in EVOO to form an emulsion. Blend until silky and lightly thickened, then pass through a fine chinois. *The texture should be smooth, glossy, lightly thickened but pourable. If too thick, add 1–2 tsp cold water or oyster liquor. If it splits, re-blend with 1 fresh oyster. If too acidic, add a little more oil. Risotto Bring stock to a simmer in a heavy-based saucepan over high heat, then reduce to low and cover. Melt unsalted butter in a heavy-based saucepan over medium heat. Add rice and a pinch of salt; cook, stirring constantly, for 2–3 minutes until very hot but not coloured and lightly toasty. Add saffron and enough stock to just cover the rice. Cook for 8 minutes, adding stock one ladle at a time as absorbed, shaking the pan; do not stir. After 8 minutes, begin stirring. Cook 7–9 minutes more until al dente, adding stock as needed. Remove from heat, cover, and rest for 1 minute. Heat a second pan until very hot. Add oil and sear scallops for 1–2 minutes until brown. Flip and cook 1–2 minutes more. Slice horizontally. While scallops cook, add bone marrow, cold butter, and Grana Padano to the risotto. Beat with a wooden spoon, shaking the pan, until creamy; adjust with stock if needed. Spoon onto flat plates and tap gently on a tea towelcovered bench to flatten. Drizzle with emulsion, top with scallops, and serve immediately. 09 Looking for more recipe ideas?
