HOME TOUR 02 CaliCool A light-filled family haven balancing functionality, flow, and timeless beauty with thoughtful design and layered texture.
SITCHU MAGAZINE Three Bird Renovations are no strangers to being handed full creative control of their clients’ homes. Known for their airy, fluid and luxe interior style, the owners of House 17 knew from the get-go that they were in good hands. The only requirement — more space and a swimming pool. The Three Birds team took this freedom and ran, transforming this family home into a light-filled haven where functionality and beauty come together in perfect proportions. The original layout, a rabbit-warren design with little natural light, posed a challenge. To bring in sunlight while maintaining privacy and ambience, the team installed carefully chosen Luxaflex® window coverings throughtout. In the main living areas, soft, eggshell-colored drapery frames the doors to the backyard, filtering the afternoon sun and lending a serene glow. Windows flanking the fireplace feature soft shadings that allow light to play across the room while preserving privacy. “The warmth of the colour palette, combined with thoughtful light control, ensures the room feels peaceful at any time of day,” the Three Birds team explain. With the light mastered, attention turned to layering texture and warmth throughout. Neutral walls and cabinetry set a tranquil stage, enhanced by timber, brushed gold accents, and soft textiles. Pops of earthy tones appear in furnishings, upholstery, and even the nursery walls (in Dulux Terra Rose), giving each space its own personality while maintaining cohesion. Original bricks were reclaimed and exposed in the hallway, stone cladding adds depth to the façade, and board-and-batten cladding on the extension creates a modern architectural edge. The result is a home that feels elevated yet inviting, with every material — timber, stone, brass, textiles — given its moment to shine. Oversized pendants in the dining area add sculptural beauty without blocking views, while soft Luxaflex® drapery frames the windows and brings flow from room to room. For the Three Birds team, tonal consistency was key. By sticking to a cohesive palette, they could mix stone, timber, cladding, and brass without overwhelming the senses, layering textures in a way that feels intentional and sophisticated. Perhaps the most challenging aspect of the renovation was the structural changes required to achieve the family’s goal of a forever home status. The extension, which houses an open plan kitchen, living area, and 5.5 metre high-vaulted cathedral ceilings, needed to be made without taking away too much from the backyard. On the juggle, the team point out that clever zoning and a highceiling extension solved it. “The terracotta roof tiles also turned out to be too fragile to repaint, so we pivoted to a full re-roof with durable concrete tiles — a decision that ensures longlasting beauty.” As for the cathedral ceilings, the team notes, “this feature not only floods the space with light but also adds scale and grandeur.” The final major structural change was all about the entrance, they relocated the entry door from the side of the house, to create a proper sense of arrival. Always ones to go above and beyond the Three Birds team thoughtfully crafted a recycled timber pergola from the final timber bridge in Inverell Shire, NSW, adding an extra touch of character and longevity. For the family of five, the renovation transformed the home into a modern retreat. Oversized westfacing windows frame the pool and alfresco area, seamlessly connecting indoors and out. An added bedroom, multiple living spaces, and a swimming pool make everyday living feel resort-like. House 17 showcases the impact of careful design, creating a home where beauty, function, and comfort coexist effortlessly. SITCHU MAGAZINE 11 Beyond the Mortgage: The Hidden Costs of Homeownership Becoming a homeowner is a milestone worth celebrating. There’s the security of putting down roots, the freedom to make a space your own, and the satisfaction of investing in your future. But while the excitement of getting the keys is undeniable, many first-time buyers — and even seasoned owners — are surprised by the expenses that stretch beyond the mortgage. The good news? With a little foresight, these costs don’t have to catch you off guard. In fact, many can be seen as opportunities to add value and create a home you’ll love for years to come. 1. Rates, Taxes and Insurance Mortgage repayments are just one piece of the puzzle. Homeownership also comes with ongoing commitments like land tax (where applicable), council rates, and insurance. While they vary depending on where you live and the value of your property, these payments keep essential services running and protect your investment. Consider them the non-negotiables — the peace-of-mind costs that safeguard your home and community. 2. Maintenance, Repairs and Renovations Mortgage repayments are just one piece of the puzzle. That said, well-considered improvements can pay off. “If you renovate carefully and cost-effectively, you can accelerate your home’s value, rather than just waiting on market growth,” Smythe adds. In other words, these costs have the potential to become investments. 3. Utilities and Services Larger homes often mean bigger bills — whether that’s electricity, gas or water. Add in internet, security or strata fees, and the monthly tally can climb quickly. But here lies an opportunity: upgrading to energy-efficient appliances, solar panels, or water-wise systems can lower costs in the long run, while also making your home more sustainable. 4. Furnishings and Décor Moving in often comes with the urge to fill every room at once. But a more measured approach pays off. Invest in pieces you truly love and build your interiors slowly — not only is it kinder to your budget, but it also allows your home’s personality to evolve over time. And of course, there’s joy in curating a space that feels uniquely yours. 5. Landscaping and Lawn Care If your new home has a garden, expect a little extra time (and money) to keep it thriving. Whether you take the DIY route or bring in professionals, maintaining outdoor spaces adds to the character and value of your property. Think of it less as a chore and more as an investment in curb appeal — with the bonus of fresh air and green-thumb therapy. A Worthwhile Investment Yes, homeownership comes with costs beyond the mortgage — but the rewards are immeasurable. Equity, freedom, stability, and the simple joy of creating a home that reflects your lifestyle far outweigh the challenges. With smart planning and realistic expectations, those hidden costs become just another part of the journey — one that’s every bit as rewarding as the destination.
