You may know Airlie Beach for its sun-soaked days, impossibly turquoise seas and knack for bringing out your adventurous side. Perhaps you picture the Whitsundays icons: Whitehaven Beach, Heart Reef, the Great Barrier Reef and 74 islands sitting just off the coast. But this is only half of the story. Dig a little deeper and you’ll discover a world-class gin and vodka distillery perched above the Coral Sea, glistening palmframed pools with ocean views and agaves growing inland alongside a Tequilana cellar door. You’ll find long dinners with fresh local seafood, relaxed sailing trips across the blue and unforgettable nights spent under the surface, with a view of the reef. Turns out Airlie Beach grew up a bit too. Maybe it’s time you see the other side for yourself. THE OTHER SIDE OF AIRLIE BEACH. Not everything is as it seems.

02 HOME TOUR This Sutherland Shire residence proves colour isn’t required to make a statement. WORDS: Bella Brennan PHOTOGRAPHY: Alicia Taylor INTERIOR DESIGN: Kerrie-Ann Jones Quiet Contrast
SITCHU MAGAZINE Whilst colour is having a well-deserved moment in the spotlight, it’s not the only way to create impact. Neutral tones and textured spaces can spark just as much intrigue, and Kerrie-Ann Jones’ Sutherland Shire home proves it. Interior stylist and author of Curated Style, a practical and inspiring guide to styling homes, Kerrie-Ann drew on a lifetime of experience to transform her own home. But that’s not to say it was a walk in the park. Kerrie-Ann admits that although the four-bedroom property she shares with her husband Andrew and their children Poppy and Ari was in “quite a dilapidated state” and needed extensive repairs, she could see its potential from the get-go. Keeping it a family affair, she took on the ambitious renovation as an owner-builder, working alongside her father, Keith Sharpe of Alford Constructions. Of her brief, Kerrie-Ann shares, “I wanted to modernise the home while retaining and restoring the mid-century features of the home. I wanted the home to have a warm neutral palette layered with texture.” One of the property’s showstoppers is its intricate Palladiana floor, which Kerrie-Ann admits was a true labour of love to bring to life. “It wasn’t easy getting a tiler on board. They had never done it before and didn’t understand what I was trying to achieve. It took six months to find the right person willing to take it on,” she reveals. With her father’s expertise as a sandstone mason, the pair worked closely with the tiler, carefully cutting and shaping each piece of stone. “It took five days to lay out the jigsaw puzzle of stones, another day to grout, and two more days to polish,” she recalls. “Now, I love looking down at all the beautiful stone details—it never gets old.” “I wanted to modernise the home while retaining and restoring the mid-century features. I wanted the home to have a warm neutral palette layered with texture.” — Kerrie-Ann Jones 03
04 HOME TOUR Curved elements serve both aesthetic and practical purposes throughout the home. Textural richness was also a driving force behind the design, with Kerrie-Ann layering walnut timber joinery, striking Brazilian quartzite in the kitchen and travertine onyx in the living room. “I love the sedimentary detail in stone,” she says. “The tones work cohesively with the warm neutral scheme, creating depth and warmth.” Kerrie-Ann’s talent for mixing contemporary and vintage pieces shines through in her styling. She designed several standout pieces in the living room, including the sofa, sideboard and console table. A sculptural coffee table by Dimitri Vargas sits alongside vintage Afra & Tobia Scarpa Artona chairs, creating an undeniably cool stamp of personality. “When mixing old with new, I like to keep a neutral palette—it ties everything together and creates cohesion.” The home’s palette is anchored in warm neutrals, a colour scheme Kerrie-Ann is naturally drawn to. “It’s easy to work with and always looks beautiful when layered with texture,” she explains. Green accents add depth and harmony, including sage kitchen joinery and olive and forest-green rugs. “The living room introduces additional colour through artwork, injecting character into the space,” she says. As for the major structural changes, the team rejigged the layout to improve the flow, swapping the locations of the dining room and kitchen to maximise the view and extending the kitchen to provide more practical storage. They also knocked down the wall between the two bedrooms to create one large parents’ retreat with an ensuite. “Having a clear vision provided a north star throughout the project,” she explains. “It kept us on track and true to the plan.” She adds, “We moved in while still renovating, which allowed me to be more involved with the build.” Now complete, the home reflects Kerrie-Ann’s approach to family living, with sculptural forms and rich textures taking centre stage. “It’s warm, curated and liveable,” she says. As for her favourite space? “Our master ensuite,” she says without hesitation. “The Palladiana floor is a work of art, and I love how tranquil it feels.” More than anything, the accomplished interiors pro is proud of her determination to bring her vision to life. While owner-builder life was far from easy, Kerrie-Ann says, “We love our home and are creating beautiful memories here—I couldn’t be more proud of that.” “When mixing old with new, I like to keep a neutral palette—it ties everything together and creates cohesion.” — Kerrie-Ann Jones INTERIOR DESIGN: Kerrie-Ann Jones @kerrieann.jones BUILD: Keith Sharpe of Alford Building & Constructions PHOTOGRAPHER: Alicia Taylor @aliciataylorphotography WORDS: Bella Brennan @bellarosebrennan

Finding a rental property you love can be exciting, but before signing a lease and collecting the keys, it’s worth understanding what you’re agreeing to. From rent and bond to pets, repairs and property access, there are rules around what a landlord or property manager can ask of renters—and responsibilities renters need to meet. While the basics are similar across Australia, residential tenancy laws vary between states and territories, so it’s important to know the rules where you live. SITCHU MAGAZINE If you would like to find out more, reach out to your local Belle Property Office. Understand the Costs Before signing, make sure you understand exactly what you’ll need to pay and when. This may include rent in advance, a rental bond and, depending on the property and location, other permitted costs. The amount that can be charged and how a bond is held or lodged is regulated by state and territory legislation. Ask for a clear breakdown of the upfront costs and when future rent payments are due. Keep records of payments and any documentation relating to your bond. It’s also worth checking whether utilities are included in the rent or whether you’ll need to arrange and pay for them separately. Know the Rules Around Pets If you have a pet, don’t assume a property advertised as ‘no pets’ is automatically off limits. Rules around pets have changed in several states and territories and differ across Australia. Depending on where you live, a landlord may need to consider a renter’s request to keep a pet and may only be able to refuse it on specific grounds. Conditions may also apply. If you have or are considering getting a pet, check the rules in your state or territory before signing. It’s much easier to understand the process upfront than to discover later that approval is required. Read the Entire Lease A rental agreement is legally binding, so read it in full and pay particular attention to conditions relating to pets, gardens and pools, maintenance, alterations, parking, smoking, subletting and the use of common areas. Additional conditions must comply with the relevant rental legislation. If something is unclear or you’re unsure about a particular requirement, ask the property manager to explain it before signing. “Most tenancy issues are much easier to avoid when expectations are clear from the beginning. Good communication at the start sets up for a much smoother tenancy for everyone,” says Suzie Flanagan, Head of Property Management, Belle Property Lower North Shore. Understand Who Handles Repairs Knowing what you’re responsible for as a renter and what sits with the landlord can save confusion later. Generally, landlords are responsible for ensuring a rental property is safe, fit to live in and properly maintained. Tenants are expected to keep the property reasonably clean, avoid causing damage and report maintenance issues promptly. Responsibilities can vary, with gardens, pools, appliances and other inclusions treated differently depending on the property and agreement. Before signing, ask whether there are any specific maintenance responsibilities you’ll need to take on. If you’re renting a home with a pool or established garden, for example, make sure you know who is responsible for ongoing care. Check the Condition Report The condition report is one of the most important documents you’ll receive at the beginning of a tenancy. Take the time to inspect the property carefully and make sure the report accurately records its condition. Look at walls, floors, carpets, windows, appliances, outdoor areas and fittings. Take dated photographs or video and make sure any existing damage or wear is documented. It’s a simple step, but having a clear record of the property’s condition when you move in can help avoid disagreements when your lease ends. Look Beyond the Property Itself Before committing, think about how the property will work for your day-today life. Check parking, storage, bin arrangements, internet availability and any other practical considerations. If you’re renting an apartment or townhouse, ask whether strata or community rules apply and make sure you understand any restrictions around noise, parking, pets or shared facilities. It’s also worth asking whether there are any planned repairs or maintenance works that could affect your tenancy. Know Your Rights and Responsibilities A lease is a two-way agreement. Tenants have obligations, but landlords and property managers also have responsibilities around matters such as repairs, privacy, property condition and access. Rules around rent increases, property inspections, ending a tenancy and resolving disputes vary between states and territories, so check the relevant government tenancy authority if you’re unsure about your rights or obligations. “A little preparation before signing can go a long way. I always encourage tenants to read the lease carefully, ask questions, document the property’s condition and do your research to ensure you understand what you’ll be responsible for,” says Suzie. Clear expectations from the beginning can help create a positive relationship between renter, property manager and landlord throughout the tenancy. The Things to Check Before Signing a Lease

It’s along these same arterial waterways that locals spend most of their free time, wandering foreshore parks and smooth promenades. They’re also where you’ll find the suburb’s best breakfast burgers and sunset sips. Cycling, fishing, jogging and picnicking are weekend mainstays, with parks, wetlands and endless waterside tracks dotted across the suburb and beyond. Foreshore parks and walkways link the suburb to Scarborough, known for its harbour, whilst the peninsula itself offers easy access to Moreton Island, Bribie Island and the Pumicestone Passage. Boating and fishing are central to the community, with many family homes sitting right on the canals. Closer to home, Newport Marketplace offers dining and shopping choices.
